Basement... Oh basement

The Hosford house has a great basement...
I know what you are thinking...
"Wait what?! You mean that stinky, mildey, cracked walls, and water leaking basement?!"
Yes I mean that basement!

There are so many good things about that basement that we don't have in our current home and while it may be stinky, have stained walls, and water coming in, I can still see the good.

1. It has a GREAT layout. Utilities are all centralized to one spot. There is not a lot of duct work in the way or pipes or wires going every where, Almost everything is neatly tucked in the rafters and compact.
2. The ceilings are normal height!! In our current house the basement ceilings are only 7 foot tall and my husband has to duck under the main beam and all the duct work. The ceilings at Hosford are full 8 foot ceilings!
3. It is super bright. While the current windows are covered in dirt, paint and debris it is still super bright down there. When it is a nice sunny day you don't even need the lights on. The windows are a nice big size and let in a ton of natural light.

This basement has us sold. We love it.
So here is the low down on what we have done and what we still plan to do-
The bowed walls with the cracks have been carbon fiber strapped and the cracks fixed.
The wall under the porch was tore out and rebuilt and the outside blocks re-pointed.
We re-graded around the house to keep water from flowing back towards the house.
We have made an appointment to have the basement guys come back again and the basement will have a watergaurd water proofing system installed. The sump pump will be moved from its current location and a new triple safe sump pump system with a back up battery installed. All the current floor drains will be sealed. The cistern will be redirected into the sump pump, and lastly an egress window installed.

At that point the basement will be completely dry and will be safe to finish. <3
